The DC 100A is Michigan's official Demand for Possession for Nonpayment of Rent notice. Michigan landlords use it when a tenant has not paid rent. The Michigan Supreme Court State Court Administrative Office (SCAO) approves and distributes this form for landlords across the state.

Before serving the notice, confirm you have a valid lease or rental agreement and written proof that rent is past due. The DC 100A does not apply when a tenant is being asked to leave for reasons other than unpaid rent.

Who Uses the DC 100A?

Michigan property owners and landlords file this notice when rent goes unpaid. The form applies to most residential rental situations, including:

• Apartments and condominiums
• Single-family rental homes
• Mobile homes on leased land
• Rooms in boarding houses or rooming houses

Serving the DC 100A is the required first step before a landlord can file for eviction in Michigan District Court. Skipping this step will cause the court to dismiss the case.

What Information the Form Requires

Fill in all fields carefully. A missing name or incorrect rent amount can delay your hearing or lead to dismissal. The notice asks for:

• Full name of the tenant or tenants
• Street address or description of the rental property
• Total amount of rent owed and the period it covers
• Deadline for the tenant to pay or vacate (typically 7 days)
• Landlord name, address, and telephone number
• Date and landlord signature

Michigan's 7-Day Notice Rule

Michigan law gives residential tenants 7 days after receiving the notice. During those 7 days, the tenant has two options. They can pay all rent owed in full. Or they can vacate the property.

If the tenant does neither within 7 days, the landlord can file a complaint at the local Michigan District Court. Filing fees vary by county but typically range from $45 to $150. Bring the original signed notice and your lease to the hearing as supporting evidence.

How to Serve the Notice

Michigan courts require proper delivery for the notice to be valid. Three accepted methods exist:

• Personal delivery to the tenant
• Delivery to another adult at the rental property
• First-class mail sent to the property address

Complete the Certificate of Service section on the back of the form after delivery. Enter the date you served the notice and sign. Keep a copy of the completed notice for your records. Courts may ask for proof of service at the hearing.

What Happens After Service

If the tenant pays all overdue rent within 7 days, the eviction process ends. No court filing is needed. If the tenant pays only part of the amount owed, the notice remains valid and you may still proceed to court.

If the tenant does not pay or vacate, file a summons and complaint at your county's Michigan District Court. The court sets a hearing date. Both parties must appear. Bring your original notice, lease, and any records of unpaid rent as evidence.
