Before departure, Tenant shall leave his forw arding address so that Ow ner m ay m ake any not ificat ion and / or refund as req uired by law .

A SSIGNM ENT:

11. Tenant shall not assign this agreement nor sub-let said apartment or any part thereof w ithout w ritten consent of Ow ner or his ag ent .

I NSPECTI O N/ ENTRY:

12. Pursuant , t o Civil Cod e, Sec. 1954, all state and municipal codes, local ordinance, or health, safety or fire prevention rules, regulations or directives or any case decision concerning the proper maintenance and care of the demised premises and its contents, Landlord reserves the right to itself or its agents, to enter the premises at such reasonable t im es, w it h or w it hout Tenant 's p resence, and for such reasonable purposes, including the inspection and show ing of said p rem ises at any t im e d uring reasonable business hours p ursuant t o t he law s and guidelines referred to above, to inspect the same, to see that no damages have occurred thereto and to determine if said property is still occup ied . Tenant sp ecifically ag rees not t o chang e any lock or ad d any lock device to said premises w ithout the prior w rit t en consent of Land lord . Tenant acknow led g es t hat Land lord has a key t o the premises and may use the same for entry, as provided herein.

M AINTENANCE AND REPAIRS:

14. Ow ner shall, at his sole cost and expense, keep and maintain the exterior w alls, roof, electric w iring, and heating system in good and sanitary order, condition, repair, except w here damage has been caused by abuse or neg lig ence of Tenant , in w hich event Tenant shall rep air sam e at t his sole cost and expense. Tenant, except as herein expressly provided, shall at his sole and expense, keep and m aintain said apartment and appurtenances any very part thereof including all household furniture, goods, chattels, belonging to ow ner in good and sanitary order, condition and repair. Tenant agrees to request all repairs and services in w riting to Ow ner's designated representative.

PETS:

15 . Tenant ag rees t hat he shall not keep or permit to be kept in or about said apartment, any dog, cat, bird, other pet or anim al, w ithout the specific w ritten perm ission of Ow ner or his agent .

COM M ON AREA FACILITIES:

16.Use by Tenant of the common area facilities of the apartment shall be subject to such rules and regulations as m ay be established by Ow ner and w hich m ay be changed or am ended from tim e to tim e by Ow ner at his sole discretion.

QUIET ENJO YM ENT:

17. Tenant shall not com m it , nor allow to be committed, any ot her act or t hing w hich m ay d ist urb t he q uiet enjoym ent of any other m ay be located .

Tenant also agrees to pay any other reasonable expenses that Ow ner incurs in the enforcement of any of the covenants or provisions hereof, or in the recovery of rent or damages.

W AIVER OF BREACH:

20.The w aiver by Ow ner of any breach of any term, covenant or condition herein contained shall not be deemed to be a w aiver of any subsequent breach of the same or any other term, covenant, or condition herein cont ained .
