Dte100 Form PDF Details

The DTE 100 form, an essential document known as the Real Property Conveyance Fee Statement of Value and Receipt, serves a crucial role in the documentation and validation of real estate transactions within Ohio. For transactions not covered by specific exemptions as outlined in Ohio Revised Code section 319.54(G)(3)—which requires the use of form DTE 100(EX)—this form comes into play. It captures a broad spectrum of information, from basic details like the names and addresses of the grantor and grantee, to more intricate aspects such as the presence of buildings on the conveyed land, the conditions of sale, types of financing involved, and the total consideration for the real property. Additionally, it delves into whether the property qualifies for reductions or exemptions like the senior citizen, disabled person, or surviving spouse homestead exemption, and the current agricultural use valuation. Its completion is not merely procedural but pivotal for the county auditor's office, enabling the accurate calculation of conveyance fees based on the value of the real estate transaction. What stands out is the form's dual purpose—not only facilitating the financial and legal transparency of property conveyance but also ensuring that all properties are uniformly assessed for real estate tax purposes. As such, besides its primary function, the form indirectly supports the broader goal of equitable taxation. Failure to accurately complete the form or attempting to bypass its requirements can result in misdemeanor charges, emphasizing the seriousness with which the state of Ohio regards this aspect of property transactions.
