Next, fill in the sales representative, firm name, and contact details.
General Market Conditions
Check the boxes that best describe current market trends, employment conditions, and recent price movement. Estimate the share of owner-occupied versus tenant homes, then note supply levels, nearby listings, REO properties, and boarded homes.
Subject Marketability
In this part, write the value range for the area and indicate whether the property fits the neighborhood. Add typical marketing time, financing limits, and any listing history from the past 12 months.
Also, select the unit type and complete association details if an HOA applies.
Competitive Closed Sales
List the subject property and up to three comparable sales. Then, record sale prices, dates, and days on market.
Adjust each comparable for differences such as size, property condition, layout, and features, then calculate the adjusted sale prices.
Marketing Strategy and Repairs
Choose the occupancy status, repair level, and most likely buyer.
You must itemize all repairs needed to reach marketable condition, estimate costs, and total them. Mark, which repairs do you recommend to improve sales results?
Competitive Listings and Final Property Values
Add active listings that compete with the subject and adjust them as needed. Enter suggested values, including as-is and repaired figures, then finish with comments.
