Arizona Lease Termination Form (30-day Notice)

Lease relations in Arizona are regulated by the Arizona Residential Landlord and Tenant Act. The Act contains Title 33, Chapter 10 of the Arizona Revised Statutes, where you will find all the requirements and the legal regulations on lease agreements. The general information on the lease relations is registered in the Arizona Lease Agreement. The agreement helps protect both parties from future legal issues and outlines all the lease deal details.

The Arizona state laws—Title 33 of the Arizona Revised Statutes, specifically—also regulate how the lease agreement is terminated. All conditions on lease termination are written in that Title, mostly in Chapter 7.

Title 33, Chapter 7 of the Arizona Revised Statutes allows the landlord has a right to terminate the rental agreement unilaterally in the following cases:

  • Incapability to pay the rent. According to the lease agreement, the tenant has to pay rent on time. If they fail to do so, the landlord might issue them a termination notice. Further failure to pay the rent after the notice may lead to tenancy termination.
  • Falsification of the tenant’s personal information. Suppose a   tenant hides about their criminal past, lies about the number of residents in the rented apartment, or fails to disclose pets’ presence on the premises. In such situations, the landlord can terminate the lease agreement and ask the tenant to leave in 10 days.
  • Irresponsibility on the part of the tenant. If the tenants or their guests cause any damage to the rental property, the landlord may ask the tenant to improve the situation, failure to which they are forced to vacate.
