A rental application is a form that a potential lessee completes in many American states, including New York. In this form, details about an applicant and their capacity to pay rent are included to guarantee that the landlord will regularly receive rent.
When landlords receive such applications, they check the information provided and choose the best tenant. Once the tenant is chosen, they should sign a contract with the landlord—a free lease agreement—that contains critical terms and conditions.

“Guarantor Rider” Form
There are cases when renters do not have a long credit history. However, such renters should guarantee their credibility when applying to lease property in New York. To do so, they sign an additional document called a “Guarantor Rider” form. In the form, the renter names a person that may vouch for them. This form has to be signed by a notary public.
A rental application is accompanied by a fee to cover the security check conducted by the landlord. New York laws limit this amount to a maximum of $20 (Article 7, Section 238-A of the Consolidated Laws of New York).
Also, the landlord has to issue the applicant a receipt as proof.
